How to make your hotel heating more energy efficient
How to make your hotel heating more energy efficient
With heating potentially accounting for over 40% of energy used in your hotel or B&B, heating provides ample opportunity to implement energy efficiency measures. Although it is important to keep guests comfortable, it is also possible to do so while reducing energy usage.
Hotels using oil-fired heating systems during the winter season will not only see the increase in guests using the heating system, but will also be mindful of increases in fuel prices. However, while little can be done about the oil market, there are many efficiency initiatives that can be put in place which could see a real reduction in energy usage.
Hotel energy management practices will vary depending on hotel size, type of building and location, however, there are still opportunities to reduce heating oil consumption for all hotels and bed and breakfast establishments.
Here are WP Group’s top tips and advice on how hotels can see a reduction in their heating oil usage.
- Check recommended temperatures throughout the building.
Ensuring that your hotel is sticking to the recommended temperatures in the different areas of your hotel is a good starting point for any hotel and B&B manager looking to implement a heating efficiency plan. The Carbon Trust outlines the specific recommended temperatures as:
- Bars and lounges: 20-22°C
- Restaurants and dining rooms: 22-24°C
- Guest bedrooms: 19-21°C
- Guest bathrooms: 26-27°C
- Corridors: 19-21°C
- Kitchens: 16-18°C
- Laundries: 16-19°C
2. Maintain boilers and pipework
Minimise the chances of an inconvenient boiler breakdown this winter with a regular and accredited boiler service. Ideally, oil boilers should receive a service twice a year to ensure it is running at top performance and that risk of potential carbon monoxide issues are minimal. With a potential saving of 5% on your annual heating costs, work your boiler to make the most of your heating oil.
Effective insulation in boilers, hot water tanks, pipes and valves will also prevent heat loss which should see long-term savings.
3. Give a little TLC to your heating oil tank
Your storage tank needs regular maintenance checks to help safeguard against breakdowns, keep your heating system in optimum working order and highlight efficiency opportunities. Ensure your fuel storage tank does not have any rust or damage as well as ensuring gauges, pipes and fittings are still in a good condition.
- Install a fuel monitoring system
It is very important to monitor your heating oil levels regularly. Running out of fuel can be detrimental to the day-to-day running of your hotel and may upset many guests and customers. That’s not to mention that emergency fuel deliveries can be a pricey inconvenience.
The most effective way to maintain a healthy quantity and quality of heating oil is by installing a fuel monitoring system. With increased use of heating oil during the winter months, you are required to pay extra attention to your energy usage and outgoings, however this takes time and resource to manage effectively.
Fuel monitoring systems like the Watchman Anywhere Pro enables easily accessible analytics, automated ordering and can highlight energy efficiency opportunities within your hotel. When used effectively, these systems can reduce resource on energy management, improve reliability and procurement and reduce carbon emissions.
- Effectively use zoned areas
Zoning your hotel in to specific areas will give you greater control of your heating usage. Zoning to match building occupancy could reduce your hotel’s operating costs. For instance, grouping guests in bedrooms on the same floors will give opportunity to turn the heating off on unoccupied floors.
- Upgrade to a quality product
Investing in products such as advanced fuels can maximise the efficiency of your hotel or B&B and lower its carbon emissions.
Advanced fuels have been formulated with additives specifically to improve the burn quality and boiler performance, as well as reducing contamination and sludge build-up in your storage tank. In the long run, this reduces the need for expensive services and improves fuel storage life.
- Reduce hot water waste
Hot water is essential for any hotel, however, it can contribute to a large proportion of your heating costs. Reduce excessive heating of hot water by keeping stored hot water at 60°C which is suitable to kill Legionella bacteria and is sufficiently warm for guests. Tap controls and water efficient showerheads will also reduce the amount of wasted heated water being used without sacrificing customer service.
- Effective communication for customer feedback
Encouraging staff and guests to report any areas that are too hot or cold can help identify maintenance issues and opportunities to improve efficiency. Once these problems are resolved, people are less likely to waste energy by, for example, opening windows, requesting portable electric heaters or using fans. This will improve communications with guests as well as their customer experience, whilst also saving money and energy.
The running and operating costs of a hotel can significantly affect the business’s bottom line, however saving money on the energy bills isn’t the only reason that hotel and B&B managers should look to implement energy saving initiatives. Sustainability and energy efficiency values are now expected as a brand value in most markets, radiating a valued message to guests can build a positive reputation. Winter gives the perfect opportunity for all hotels to assess their heating oil consumption and identify areas of improved efficiency.
